Greyrock Commons was developed by its future residents in the mid-1990s, with goals of knowing one’s neighbors, providing a diversity of housing sizes, designing around people and the environment. This approach – patterned on the cohousing model – has worked very well. We work together to keep this a great place to live.

Residents range from young children to seniors, including singles, couples, families. Almost all homes are owner-occupied; several owners rent part of their space.

Homeowners together comprise the Greyrock Commons Homeowners Association (HOA), which owns and maintains all the common facilities (community building, outbuildings, community garden, playground and more) and land. Owners pay monthly dues for services provided through the HOA (such as insurance and maintenance for the exterior of your home and community buildings; trash and recycling; irrigation of community landscape). The HOA owns water rights used for irrigating the community garden.

The community building (known as the Common House) is a key part of the neighborhood. This beautiful space hosts community meals for those who wish to partake, events, parties and classes. Facilities include a kitchen, large dining/meeting area, living room, kids’ play area, rec room, exercise room, guest suite, office space and laundry.

Though very close to the core of historic Fort Collins, Greyrock Commons is in a rural setting that provides a relaxed atmosphere, inspiring views of sky and mountains, and easy access to nature. Houses and the community building are clustered on the south six acres, many around a central green that provides a safe play area for younger children and gathering spot for people of all ages. The middle five acres includes the community garden, composting facility, outbuildings, community chickens, apple trees and stormwater detention area. The north five acres is the neighborhood natural area, a long-term project to build diverse habitat using native species of plants. A perimeter path provides a half-mile walking loop. Additional trails connecting to nearby neighborhoods are close by in the recently designated Kestrel Fields Natural Area that also provides protection – in perpetuity – from additional development to the west.

Fort Collins

Fort Collins is a gem of a mid-size city in northern Colorado, sitting at the foot of the Rocky Mountains about 60 miles north of Denver. It receives recognition on many “top ten” lists for attributes like livability, cycling, sustainability planning, craft brewing. The area has a diverse economy that provides stability while other parts of the country undergo boom-and- bust cycles. There is a substantial public-sector presence with Colorado State University and numerous state and federal agencies, complemented by private-sector companies of all sizes. Fort Collins is known for innovation. Arts and cultural organizations and activities are strong. It’s a wonderful place to raise a family. Schools are excellent.

Fort Collins has grown over the years but has put a lot of effort into progressive planning to keep it a great place to live. The Northwest Subarea Plan is an example that has helped guide this part of Fort Collins. Open space programs by City of Fort Collins and Larimer County – funded by sales taxes that receive overwhelming public support – mean that places to explore and recreate are close at hand. The Cache la Poudre River is a core part of Fort Collins. Its canyon upstream leads to outdoor recreation in all seasons. Lory State Park is 15 minutes away, Rocky Mountain National Park is just an hour drive.
